Access to valves will be made through existing hole in tile that shower valve plate covers up. Drain Doctors will only supply connection fittings for each installation (copper fittings, pipe-dope, etc). Actual charges will reflect actual number replaced. Drain Doctors intends to use 3-4 plumbers for the project with the goal of completing one floor per week.
* Drain Doctors, Inc. will furnish all material, labor, and equipment to perform the following tasks.
- Bypass sanitary system flow for duration of installation.
- Electronically video and locate possible excavation sites.
- High pressure drain restoration and prepare 5" main for lining.
- Electronically video and locate all existing lateral connections.

Terms of installation:
The new Perma-Liner System will be free of joints, seams, breaks, cracks and imperfections, and has been tested and proven in application all over the world. This is a worry-free, permanent solution.
A Vac Con truck will be used for approximately two weeks to clean the storm drainage system. All 24 catch basins will be exposed and cleaned out. The rims of the basins will be cleaned and the 4 inch pipes entering the top of the basins will be cleared. All of the piping will be cleaned of sand and debris with no more than ½ inch of sediment left in the piping system. The lines will be cleaned using jetting equipment capable of reaching 80 gpm. The sand and debris will be hauled off site to a treatment facility. All work will be in accordance with local and state codes. Water will be obtained from onsite hydrants and a permit will be obtained for this. The water will be metered and paid for to the utility company. The system will be video inspected and checked for any breaks or bad joints. A copy of the DVD will be provided with the inspection.
Drain Doctors to provide labor, materials, and equipment necessary to repair an 8.0 inch water main break. Problem is located between buildings 23 and 24. Break is approx 5 feet from pond, and 5 feet east of a fire hydrant. Exposed water main on 02-06-08 and found a bad transition gasket on a mechanical joint tee. Drain Doctors will install new mega-lug sleeve coupling 8.0 inch, new tee bolts and transition gaskets, new mega lugs on the tee with new transition gasket. Landscape restoration to be done by owner.
After video inspecting the drainage system in the court yard between buildings 32,33,34 we have determined that the only solution is to repair in place. Besides being the most cost effective method of solving the problem, the existing material appears to have pitch problems in several locations making lining a poor option.
Proposal to provide labor, materials, and equipment necessary to replace existing sewer system handling buildings 32, 33, and 34. We will replace the main line between the buildings with 6.0 inch pipe and tie all laterals (14 connections that we could see). Clean outs will be installed at each penetration for the building. Total pipe lengths are as follows: 200 ft of 6.0 inch, 510 feet of 4.0 inch. This proposal does not include building 35, which should be addressed if you are experiencing problems currently. The courtyard area will be shut down for up to three weeks. We anticipate the project to take approximately 8 days, but inspections, weather, and utilities make this type of project tough to project length accurately. Drain Doctors will be responsible for neat backfill to existing grade, but sod/landscape replacement if desired to be performed by other contractors.
Drain doctors inc. has been asked to provide a lift station mini rehab including new lid, new controller, through cleaning, repair leaks and hydro-scrub main line from lift station to man hole (approx 200' south). In order to access lift station we must first remove all the debris that someone has dumped behind the fence and dispose of. We will also clean area around lift station to allow us access to the lift station with equipment and materials. We will furnish and install a concrete power pole and a new lift station controller complete with re-routing all wires to new controller. We will remove the top section of existing lift station and install a new aluminum lid with hatch. After an initial inspection we believe the pumps to be working fine and within their limits.
The horsepower rating on the pumps are not known due to the unique size and shape of the access holes to gain entrance into the bottom of the wet well.
2 different types of controllers will be quoted and one of them falls within your operating range.
5-7.5 horsepower DEP controller 3phase 230volt
10-15 horsepower DEP controller 3phase 230volt
The 10-15 horsepower controller is being used in this proposal, however if the 5-7.5 controller is what you need the price will be reduced from the contract amount.
Broken sewer line under building requires immediate repair to prevent stoppages and further damage from occurring.
Replace main line sewer under building #38. Material used will be Sch 40 PVC. We will be replacing the main sewer line from one end of the building, [north (with a new upstream access clean out)] to the south end existing two way clean out. Approximately 150 foot of new 4" sch 40 PVC pipe with 3" 14 lateral tie-in to be ran. This is necessary due to stress exerted on pipes from settling, the line has massive bellies and fractures causing repetitious backups and frequent sewer matter leaking from pipes. During the repair the water will need to be shut off to the complex. Also included in this price is to place lime down in the crawl space to eliminate the sewer odor and kill the bacteria from the leaching sewer.
Diagnosis: The 3 inch combo fitting under the master bath toilet is bad. The fittings that will be replaced are a 3 inch combo, toilet flange for the master bath toilet and a 3 inch by 2 inch Y which is too close to the combo to leave in place. Approximately 6 feet of piping will be replaced under the slab. Pull Toilet in the Master bath
Tarp the bath tub area to prevent damage
Cut floor in the bathroom 4ft by 2ft
Remove and dispose of concrete debris
Expose and remove the bad piping
Replace the bad piping
Pour concrete to the finished grade
Reset the toilet
Material
Equipment
All water mitigation, carpet removal/replacement, and tile replacement will follow Xactimate program which is an accepted insurance billing program. This can be billed to the insurance company directly. I do not believe that the insurance company will cover the vanity.
Recommendations: The toilets are original and should be replaced. The toilets can be replaced with white Kohler toilets for $ 350 each including installation, disposal and a new seat. High pressure drain cleaning is recommended on the mainline leaving the home and the remaining piping under the home to remove cast iron scale. There is no clean out for the mainline outside. The drains can be cleaned and restored to the original pipe size with a clean out installation at $ 650.00. This will provide a three year warranty on all the drain lines past the traps. These prices are based on the approval of the pipe replacement under the slab and would be done at the same time.
Proposal for Drain Doctors Inc. to provide labor, materials, and equipment necessary to re-route collapsed kitchen and laundry line. Concrete in kitchen and garage will be saw cut and removed off site in blocks. Drain lines in kitchen and laundry will be ran underground through garage and tied into existing sewer line in front yard. The concrete patch will be done to existing grade unless otherwise specified. We will use a 4000 psi concrete with fiber to increase strength and ensure settling does not occur. Proposal also includes lining the building drain (approx 40 feet) and all necessary reinstatements. Price includes notice of commencement and plumbing permits. Site cleanup and debris disposal is also included in this proposal.
Est. to repipe 4 bathroom house from water meter to hose bibs. We will run PVC water main from meter to house. We will then run copper pipe up the outside wall with hose bib and ball valve. Transition to CPVC in attic. All piping will be ran in attic and drop down walls. Access panels will be used behind all tub and shower valves and shower valves for permanent access. We will also install new valve by customer at time of job only. Also all valves, faucets, water heaters, and toilets will get new emergency shut off valves. |
